The following Rules and Regulations referred to in the Lease Agreement shall be binding upon the Resident, his/her family, guests and/or employees and have the same force and effect as the violation of any term or condition of the Lease Agreement and may constitute grounds for eviction. Rules and Regulations may be changed from time to time; therefore, will become part of the Lease Agreement from the date of distribution:
1. Occupancy shall consist of two Residents per one bedroom.
2. Residents' family and guests shall have regard for the comfort and enjoyment of other residents in the apartment community; noise or conduct which disturbs or annoys other Residents shall not be permitted at any time. In the event of misconduct or objectionable conduct on the part of the Resident, his/her family or guests, Management has the right to terminate the Lease Agreement.
3. The pool is for the enjoyment of our Residents. Residents agree to abide by the Rules established by Management for the use of the pool and any other recreational facilities provided by the Owner. Management has the right to remove any person(s) acting in a disruptive, disorderly or unsafe manner. Guests will be limited to one per apartment and shall be registered with the Resident manager. Children under the age of 13, must be accompanied by a parent at all times. No exceptions.
4. Resident shall register owned vehicles with Management. There shall be a limit of no more than two vehicles per apartment. Vehicles other than private passenger automobiles must have the express written consent of Management and shall be parked in specified areas designated by Management. No boats, campers or trailers may be parked or left on the premises at any time. No repair, preventative maintenance or washing shall be allowed on any vehicle parked on the premises. All non-registered, unlicensed or inoperable vehicles on the property shall be subject to towing at owner's expense.
5. Pets, birds, or animals of any kind shall be allowed only by written approval from Management prior to moving in. Such consent shall be in the sole discretion of management, and if given, can be revoked at any time. Residents with a pet shall obey the Town/County leash law and shall be responsible for clean up after the pet. A pet fee is required. Pets must be neutered and cats declawed. Residents must sign the Pet Registration Form.
6. Bicycles, baby carriages or other articles of this nature shall be stored in the Resident's apartment or in areas designated by Management when not in use. Management shall not be responsible for articles stolen or damaged on the property.
7. Written permission from Management shall be obtained before Resident may install wire, cable, or aerials for radio or television upon any part of the building. No clothing or material items will be draped or hung within the patio area. No articles shall be suspended outside of the residence or placed on the window sill except for containers holding plants and flowers.
8.Resident may purchase security chains or additional locks for doors; however, the work must be done by Management at Resident's expense and keys must be given to Management for emergency use. Resident may not change locks without Management's consent and keys provided.
9. Radios, television, musical instruments, and other sound-producing equipment shall be used in a manner that will not disturb other Residents. Resident agrees that all sounds produced shall be controlled so that they are audible only within the residence.
10. Trash shall be placed in designated areas for collection.
11. All draperies and shades installed by Resident must receive prior consent from Management, and shall be lined with white backing to present a uniform exterior appearance.
12. Abrasive cleaning materials shall be avoided for use on sinks or tubs. Management requests use of Soft-Scrub, New Comet, Fantastic, K-14, Tilex, or Lime Away or other non-abrasive cleaning materials.
13. Management does not provide lock-out service. This is for your protection, as Management's maintenance personnel have no way of knowing each Resident and their apartment number. We suggest you have a key made and give it to a trustworthy neighbor.
14. There will be a $25.00 charge per returned check regardless of reason in addition to charges for late rental payments.
15. Grills or open flames will not be permitted on the porches or balconies throughout Woodbridge Lane, Edgewater Circle, and Kellie Court per Bluffton Fire Department. Minimum fine is $200.00.
